50 Years of Transforming Existing Spaces
London remains one of the most demanding and closely watched markets in the UK for commercial refurbishment, home to some of the country’s most prestigious office addresses alongside a dense network of industrial and logistics space serving the capital’s businesses and residents. From Park Royal’s industrial estates to the office towers of Docklands and Kensington, the scale and complexity of London’s building stock calls for a contractor with the experience to match. Pexhurst’s experience refurbishing last mile logistics assets is especially relevant here, as demand for well-located urban distribution space keeps growing across the capital.
Pexhurst has been delivering industrial, office refurbishment and specialist sector projects across London since 1977, from multi-million-pound office transformations for major landlords to sustainability-led industrial refurbishments achieving the highest BREEAM ratings in the country. Our work across the capital reflects the same standard we bring to every project: high-quality delivery, on programme and within budget, whatever the scale.
London’s projects are consistently among our largest and most technically demanding, and often the most logistically complex. Sites tend to be tight, with little or no laydown space. Access is restricted, deliveries have to be booked into fixed slots, and working hours are limited. Many buildings stay occupied throughout the works, and neighbouring businesses and residents need to be kept on side. We plan for all of this from the outset, with detailed logistics planning, just-in-time deliveries and careful traffic management, so that work keeps moving without disrupting the people and businesses around it.

A Track Record Built on Landmark London Projects
Our recent work in the capital includes the refurbishment of Unit 2, Origin at SEGRO’s Park Royal site, a 36,000 sq ft warehouse achieving a BREEAM ‘Outstanding’ rating and EPC A+ — one of the most sustainable industrial refurbishments we’ve delivered, featuring five external living walls, two internal living walls, and a 460-panel rooftop solar array. We also completed a high-quality CAT A+ office refurbishment for M&G at 65 Leadenhall Street. Situated in a prominent location within the City of London, this project involved a stylish fit-out to offer 3,461 sq ft of modern, open-plan office space on the 6th floor.
We also transformed eight railway arches at Gales Gardens for The Arch Company, turning them into 7,620 sq ft of high-quality commercial space for SMEs over a 23-week programme. The site was restricted, sat beneath a live train line, and had an occupied unit at its centre that kept trading throughout the works. That meant deliveries and plant had to be carefully coordinated, and the tenant had to be closely involved, to keep the programme on track with as little disruption as possible. The works included new power-floated concrete slabs, full MEP and utility installations, masonry infill walls with integrated glazing, and new drainage and external surfacing.
Our portfolio also includes the refurbishment of Bush Industrial Estate in N19 for Telereal Trillium, delivered for incoming tenant Ocado with close coordination alongside Network Rail and the local community. Together, these projects, and the wider portfolio of work Pexhurst has completed across London, demonstrate our ability to deliver landmark, technically complex and sustainability-led refurbishments at scale, with the same attention to quality and programme control throughout.
