The world’s first industrial refurbishment project to achieve BREEAM Outstanding status, 2 Auriol Drive, has continued its success having recently claimed the BREEAM Lifecyle Award at this year’s BREEAM Awards, held at the Peninsula Hotel, London.
Our successful collaboration with project manager Arcadis for client and developer of modern warehousing and industrial property SEGRO has been recognised by BREEAM as a ‘beacon of sustainable refurbishment, setting a new benchmark in the industrial sector.’

The BREEAM Awards are contested internationally, with four impressive projects also shortlisted for this year’s Lifecycle Award. However, SEGRO’s industrial unit located at Greenford Park, West London came out victorious.
2 Auriol Drive embarked on a refurbishment journey with a clear vision to prioritise sustainability, reduce energy consumption, and enhance the health and wellbeing of occupants – exceeding current market expectations for sustainable and user-friendly industrial buildings.
The outcome was a warehouse that achieved its refurbishment aims and is now recognised for several key features, including:
- Net zero in operation and A+ EPC rating
- 81% reduction in embodied carbon compared to a new build
- 689 solar photovoltaic (PV) modules
- Rainwater harvesting system saving approximately 64,000 litres of water annually
- external 200m2 green wall
- CAT B fit-out office spaces
- 12 electric vehicle charging bays
