Highly reputed fit-out and refurbishment contractor Pexhurst refurbishes BREEAM Excellent project.
The clients’ ambitions were to improve market appeal to the property, whilst achieving BREEAM Excellent and EPC rating of A+.
This was done by dividing one industrial unit into two. In order to meet requirements, Pexhurst installed PV panels to the roof, several EV chargers and new electric heat pumps.
Internally, Pexhurst demolished a large proportion of the two-storey office to increase the warehouse space. The concrete slab received repairs and a final polish. The offices had a substantial refurbishment to bring the finishes and services up-to-date and to meet the needs of the incoming tenant.
Another enhancement to the unit included the addition of new facilities for the end user to utilise such as: benched seating area, secure bike store, lockers, kitchens, showers and a new lift.
Externally, Pexhurst completed extensive concrete yard replacement, improved parking facilities, a new fenced boundary and substantial landscaping throughout.
The building fabric was transformed with new glazing and industrial doors. An entrance canopy, roof coating and new roof lights were also installed.
A major challenge faced during the programme included logistics. Pexhurst had to provide the neighbouring unit access through the yard space for the first 6 weeks whilst the team configured the new entrance.
Pexhurst overcame this with strict traffic management, out of hours works and clear communication with the tenant.
Another challenge the Pexhurst team faced was the rear of the site was surrounded by residential properties.
Pexhurst had to ensure noise and disruption was kept to a minimum throughout the works, this included on site meetings and regular updates with some of the residents to minimise disturbance.
The project was a great success with Partial Completion being achieved on time for the first tenant to take possession of their unit, and final Practical Completion being achieved to enable the second incoming tenant (a Fine Arts logistics company) the main unit to begin their fit-out.
