The project involved the strip out and refurbishment of existing industrial warehouse space, as well as the installation of solar PV panels and the renovation of all office areas.
Working alongside client Vixen Celsur Ltd, as well as XLB Property and Feasibility Limited, Pexhurst undertook the full refurbishment of the property, paying close attention to the client’s desire for the unit to appear as if completely brand new.
In addition to stripping out and refurbishing the entire warehouse, including removing and replacing any existing mechanical and electrical installations and replacing any existing roof cladding and curtain walling, Pexhurst’s talented and experienced team also created a stunning new entrance to the yard from the roadside.
As part of this complex work, a number of existing utility services needed to be lowered and protection slabs installed. Working around live utilities, closing roads and co-ordinating this crossover required expertise and experience.
The replacement of the entire building envelope, including a new roof and cladding system, also presented various challenges. To streamline the process, Pexhurst staged the removal in certain areas while protecting any high-risk areas. Temporary hoarding was also installed, replaced and removed when necessary.
With the client aiming to achieve a BREEAM rating of ‘Excellent’, Pexhurst made sure to reuse parts of the existing structure where possible while also adhering to strict MEP specification guidelines to help achieve a highly rated EPC of A+. Additionally, vastly improved U-values from new glazing, roof, and cladding were also utilised.
