Pexhurst’s largest project with SEGRO to date, SEGRO Park Croydon Purley Way, saw 76,103 sq. ft of warehouse and office space undergo extensive internal and external refurbishment. With the local market in mind, the units were subdivided during the project to meet the needs of future tenants.
Continuing SEGRO’s reputation for highly sustainable refurbishments, the two units have achieved net zero carbon in operation and BREEAM Outstanding, as well as an EPC A+ rating.
Sustainability features designed and delivered by Pexhurst include:
• PV panels covering the roof – these will generate 490,523kwh of renewable energy per year
• 17 EV chargers for the two units
• Cycle parking storage to encourage employees to cycle to work and reduce their carbon footprint
• Heat pumps and cooling systems to maximise energy efficiency
• LED lighting throughout
In addition, a huge 90% of waste materials on the site were recycled or reused. During the exterior refurbishment, salvageable panels from the rear of the building were used to repair cladding on the front of the units while new cladding was fitted on the back. Larger ribbon windows were installed to increase the natural daylight in the offices.
The exterior was also landscaped, developing green spaces to attract pollinating animals and increasing biodiversity. These double as breakout areas to support the wellbeing of warehouse employees.
With staff wellbeing remaining another focus for SEGRO across all its projects, the units were given a high-quality finish throughout, including incredibly high spec bathroom facilities with showers and accessible WCs.
Internally, key features of the refurbishment included a new party wall to subdivide units, exposed services in the office ceiling, M&E and lighting, resin warehouse flooring and decoration.
