Pexhurst recently worked on the full refurbishment of a six-storey terrace property in Mayfair, London.
The 38-week project was overseen by Hollis, on behalf of Sir Richard Sutton and incoming tenant Beaumont. With the client requiring a high quality fit out with flexible and luxurious office spaces to suit any tenant needs, the work comprised the full refurbishment of offices on all floors, from lower ground to fourth floor.
New services and lighting were fitted throughout to ensure uniformity across all floors.
Additionally, structural alterations were made to the third-floor rear elevation for new access to the existing roof terrace and the ground floor reception area has been comprehensively reconfigured.
In the basement itself, a lightwell extended the lettable area even further.
With staff happiness and comfort incredibly important, a co-working area was comprehensively refurbished, including the addition of a kitchenette with a state-of-the-art iPad barista.
With working on a six-storey building came the challenge of having the space on site to store materials and waste, while keeping the site operational.
This was especially the case as the site was in a central London location, less than 200 yards away from Green Park station. This particular difficulty was overcome by forward-planning of activities on site and a well-executed logistic plan.
To achieve a targeting BREEAM Excellent rating, sustainability initiatives were taken into consideration.
Our dedicated in-house Sustainability Co-ordinator and dedicated MEP Services Manager ensured full compliance with sustainability regulations and the raised access flooring was reused as part of the sustainability contribution.
Additionally, the office partitions are able to be quickly and easily relocated, meaning future flexibility of lettable space.
