Pexhurst was appointed by contracts administrator 2110, on behalf of client Legal and General, to strip out and refurbish a 10,018 sq. ft. retail unit in Colney Fields Shopping Park, Hertfordshire, ready for multiple incoming tenants. The modern shopping park is ideally located on Junction 22 of the M25.
Works included the demolition of the existing fixtures, fittings and M&E including the removal of the first-floor mezzanine, to return the unit back to shell. Previous existing shopfronts were removed, with the installation of new shopfronts and feature cladding.
Repair works comprised the application of a new roof coating and cladding repairs. The existing floor was ground ready for the new floor finishes.
Additionally, works involved steelwork alterations to the existing open plan unit to subdivide the unit for the incoming tenants – Pure Gym, Card Factory, Burger King, and Greggs, including a new structural glazed entrance screen and a new mezzanine floor.
Internally, new below ground drainage, and electricity supplies were installed to cater to each of the new tenants.
A sprung concrete floor along with acoustic floor coverings were installed on the first floor to support the high-load of the gym’s weight-lifting area, the floating floor also controls the vibration and acoustics within the unit.
The sprung concrete jack-up floating floor consisted of jacking up the cured concrete slab by 50mm to create an air void between the concrete slab and structural floor slab.
The visitors of Colney Fields Shopping Park will now benefit from four new tenants, positioned adjacent to a TK Maxx and opposite M&S and Sainsbury's.
