Pexhurst secured this project in a very competitive tender process and involved the CAT A & B refurbishment and fit out of a large retail distribution centre including external works. The clients brief was to clear and refurbish the recently vacated building as quickly as possible for a new incoming tenant. (Bookers Retail)
The project comprised the complete strip out and removal of all existing plant and remaining tenant materials, the extensive cleaning of all internal and external areas. New M&E plant and services were also installed, along with the internal CAT B fit out to offices, toilets, canteen and reception areas.
The project was split into three phased completions to ensure the smooth transition of Bookers Retail personnel and operations into the unit.
External areas were cut back, cleaned, re-lined and repaired within these sections to facilitate timely occupation of warehouse and office staff. The discovery of two generators with 30,000 litres of diesel within underground tanks which the incoming tenant had assumed were empty, also formed part of our scope of works!
The requirement to work with both the tenant’s operatives and their sub-contractors within our site demise presented both logistic and safety challenges which had to be addressed by all parties. This in conjunction with the phased handover of warehouse and office areas required daily co-ordination meetings to agree traffic, plant and operative movement around and within the site.
All phased completion dates were met and a substantial variation (a Vehicle Maintenance unit) was also completed on time. The whole project finished within both the landlords and tenants’ joint budgets.
