This was the flagship sustainability project for client Royal & Sun Alliance Insurance PLC, c/o BMO Real Estate Partners.
Centrium 4 is a high quality three-storey office building totalling 18,127 sq ft, located just half a mile away from St Albans town centre.
The client’s aim was to refurbish the building to a high standard using sustainable measures and re-let the premises on a floor-by-floor basis, with sub-meters monitoring electrical usage, including new VRF air-conditioning installation.
The project not only had an extensive sustainability plan, but it also achieved a rating of Very Good with the Considerate Constructors Scheme.
Pexhurst carried out a CAT A refurbishment throughout the building, including stripping out of the cellular offices and removing the ground floor reception area.
New ceilings and carpets were installed throughout, with decoration to all areas.
New showering facilities were installed on each floor, and the WC’s were fully refurbished with the installation of new cubicles, sanitaryware and vanity units, along with new LED lighting, ceilings and flooring.
The fit out also included the installation of new Mechanical VRV systems along with all new electrical services related to the lighting and small power. Servicing of lifts as well as the upgrading of lift cars also formed part of the scope of works.
Externally, the facades were cleaned, and three electric car charging points alongside a new bike rack were installed.
