Pexhurst was appointed to carry out refurbishment works to this warehouse totalling 423,202 sq ft - one of the largest projects ever undertaken by our team.
As a result of the client wanting more flexibility for incoming tenants, the original unit was split into two. This required splitting all the M&E services and refurbishing two separate offices as well as forming a party wall.
External works saw the entire front of the unit come off as well as the installation of a brand new panel system to give the unit a lift. The existing roof was oversheeted with new roof lights cut in, essentially creating a new roof and more attractive space for tenants.
Additional works included the demolition of an existing vehicle maintenance unit and gatehouse, the removal of the fuel islands and underground tanks including remediation works, and the reinstatement works to the yard and car park.
Internally, we refurbished the internal cladding, decorated all of the primary steel work, and applied treatment of the floor to remove old tenant lines. All loading bay doors on the front elevation were replaced and new dock curtains and levellers were installed.
The project’s short turnaround time - against a backdrop of Covid lockdowns - meant works to the roofs, warehouse units, office spaces and hard standing were carried out simultaneously. From a logistics standpoint - given that there were between 100-150 operatives on site at any given time - site and project management were extremely important.
Labour packages were split up to make the job much more manageable and our team was in regular communication with our supply chain and subcontractors to make sure everything ran smoothly.
The implementation of new touchless facial recognition technology which signed people in and undertook temperature checks helped to maintain the welfare of everyone on site, and ensure best use of our sure site managers time.
