High value refurbishment to bring a dilapidated warehouse back to life.

The refurbishment of 1-3 Faraday Close in Worthing was a necessary step towards bringing the warehouse back into use.
The 261,727 sq. ft, steel facility on the 9.87-acre plot stood as the largest unoccupied building of its kind on the south coast.
Having previously been used for industrial purposes, including car manufacturing and product distribution, 1-3 Faraday Close’s refurbishment has made it fit for industrial or light industrial use once again – and a source of long-term employment opportunity for the local community.
Across the four distinct high bay units, our work included several key steps – an extensive strip out and mezzanine system installations, replacing flooring, new roof package with replacement lighting, creation of open spaces, installing new LED lighting throughout, and refurbishing the office areas, and squash court.
The building now holds an improved EPC rating, meaning it satisfies upcoming changes to the Minimum Energy Efficiency Standard (MEES) for commercial properties.
The result was a flexible space for the future occupier to make their own, without having to worry about the building’s essential features and spaces.
1-3 Faraday Close now includes 11 dock level doors and 10 level access doors, 9.5 to 10.5 m eaves, 27,000 sq. ft of office space over two storeys and 233,000 sq. ft of warehouse space.
The condition of the site meant security challenges had to be managed throughout the programme. To provide a solution, 24/7 site security was maintained to prevent the potential of further damage to the building.
Further safety concerns had to be considered due to an eight-storey office building underdoing conversion to flats on a neighbouring site. This meant that fire safety became an additional consideration, but every risk was managed without issue.
