Following a landlord agreement to lease with incoming tenant FEDEX, Pexhurst were appointed on this fast-track Industrial Unit fit-out and refurbishment project.
This large 75,274 square foot unit near Heathrow airport and major road trunk routes received a substantial CAT A and CAT B refurbishment and many other upgrades to the overall site.
Following the demolition and strip out, the existing ancillary office accommodation was upgraded to meet the requirements of the incoming tenant FEDEX. Works involved new ceilings, partitioning, as well as glazed partitioning with integral blinds.
A new ancillary accommodation was created to give incoming tenant the following facilities:
- Welfare area for drivers, with lockers and toilets
- Prayer Room, IT Room/Area
- Stores and Driver Reception
New partitioning & flooring coverings were installed, complemented by new decorations throughout. The original base build air conditioning & ventilation systems were adapted & added to. A new access control, CCTV, intercom & intruder alarm system was installed to the tenant’s requirements as well as a full data install throughout the offices & warehouse. Additional power supplies were installed in the warehouse for the tenants bespoke freight handling equipment & X ray machines.
A new WC accommodation was created to house toilets, and squatting WC suites. Externally new barriers were installed to enhance the security of the site as well as new sliding security gates. A frosting manifestation was installed to all warehouse windows. A new site security cabin was installed clad to match the original building, and all associated enabling works were carried out to accommodate this. Works externally were concluded with a new standby permanent generator & plant deck, along with a new smoking shelter.
