Pexhurst partners with Bloom for innovative ultra-urban logistics refurbishment in Fulham

Pexhurst is delighted to be collaborating with ultra-urban industrial investor and developer Bloom, and Contract Administrators Hollis, on a sustainable BREEAM Target ‘Very Good’ project in Fulham. This marks Bloom’s sixth instalment in their £250 million ultra-urban warehouse joint venture with investment manager, Angelo Gordon.

The 36,868 sq. ft. project is set at the vibrant location of Imperial Studios, in the heart of West London. Imperial Studios will be transformed into prime, flexible warehouse space known as Bloom Fulham, and accounts for 45% of its borough’s industrial space available in its existing form as E-class use, suitable for a wide range of businesses, office and light-industrial.

Pexhurst will be involved in an extensive remodelling of the existing studios, culminating in the creation of six industrial units. The scope of work comprises a comprehensive strip-out phase, followed by new piling, mezzanine floor installations, the construction of a new roof and the application of roof coverings. The final stage encompasses the fit-out process, preparing the units for tenant occupation.

As part of the project’s sustainability strategy, it will feature innovative additions such as solar panels, EV charging points and cycle provisions to encourage eco-friendly commuting. Seeking high standards of sustainability, the project aspires to achieve a BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’. These measures align with Bloom’s core sustainability objective to minimise greenhouse gas emissions, promoting efficiency in both construction and operation.

Ultra-urban logistics and Fulham’s transformation

What sets this project apart is its location in Fulham, challenging the traditional idea of industrial and logistics space being located on an estate on the outskirts of a city. Exemplifying the growth of ultra-urban logistics, Fulham is experiencing an urban logistical transformation that aligns with the changing landscape of modern development. The decision to rejuvenate Imperial Studios, a site originally established in 1935 as a garage and workshop for the Imperial Gas Light and Coke Company, demonstrates a wider trend in the revitalisation of ultra-urban areas.

Reimagining urban warehousing
