Pexhurst was appointed to carry out the turn-key fit-out and conversion of four ground-floor retail units into mixed-amenity spaces for the residents, located on the ground floor of two new-build residential blocks on Circus Street in Brighton.
The client required fully-furnished communal facilities for the residents within the development, including a gym, lounge, working space, back office, kitchen and WC, completed to the highest quality finish.
Unit D3 was fitted out as a gym and required the installation of rubber and vinyl floors, faced ply and mirror panelling as well as all the necessary gym equipment for resident's to use. The conversion of Unit D2 into a residents lounge saw the team transform the space into several seating areas as well as a kitchenette and WC.
Core A became the co-working area for residents in a professional and social setting. The final element of the project included setting up a concierge and fully-furnished back office and WC for the building manager and visitors. The process involved bespoke joinery and furniture to help form separate areas for residents to work individually or in groups.
All spaces included fitting bespoke wall coatings, wallpaper, and curtain fittings, and ensuring other electrical entertainment systems, such as TV and stereo systems, were in working order. In addition to tricky M&E work, we were responsible for decorative details and furnishings from artificial plants to books, vases to cushions and artwork, to ensure an aesthetically pleasing, lived-in look.
Working across four units with such different specifications in a short period proved to be challenging, but our team’s highly coordinated approach allowed us to overcome any issues. Given the project’s tight timeline, the quality of the fit-out and finishes was a great accomplishment. The converted units will provide sociable, well-furnished, and quality living spaces for residents to enjoy for a long time to come.
