Pexhurst were appointed to refurbish two units for client Trustees Hermes Property Unit Trust in Centrus Business Park in Hertford, totalling 22,471 sq. ft. The client’s requirements were to revert the units back to a CAT A arrangement with new floor finishes, fittings and kitchens to enable the units to be marketed as the previous tenants lease had ended.
Unit 6 is a 14,491 sq. ft modern warehouse including office area on the first floor. Unit 12 is a modern 7,980 sq. ft. warehouse with offices.
Works comprised of installing new LED lighting to the warehouse and office areas as well as replacing roof lights, and installing new cladding to replace damaged panels. A new welfare area was created for warehouse operatives and office staff, by installing a new kitchen on the ground floor and 1st floor. New resin floor was applied to the warehouse floor and new carpet was laid throughout the office areas.
Externally the external façades were restored, bird netting installed to the wind bracing of Unit 6. Cut edge corrosion treatment to roof sheets and, plygene gutter liners and electrical car charging stations were also installed.
Forming the ground floor office floor slab was the critical element of the project to get correct as the entirety of the warehouse floor was originally going to be polished by a specialist floor company. After removing the raised access floor over the office slab and reviewing with the named flooring company they made it apparent that the existing section of the warehouse floor had a dry shake concrete hardener applied to colour the floor. The client was then given three options of floor finishes, which Pexhurst worked closely with the client to provide the right solution.
Both units were completed on time and to a high standard.
